FAQ
Booking & general
How do I book a walkthrough?
Tap “Book a walkthrough” to pick a time online, or call or text 705-300-9204. Prefer a short note instead? Use the form on the Contact page and Jordan will reply: willing to meet for coffee, a video call or a visit.
Will I get a written quote and contract?
Yes. Scope, prep, products, finish level, timeline and price are all in writing before anything starts. Ontario’s consumer rules require a written contract for most home renovation work, and if you sign at home you have 10 days to cancel.
Which areas do you cover?
Serving Simcoe County, York Region and the Grey Highlands.
Who does the work?
Jordan and a small, artisanal crew. Jordan does the walkthrough, designs, and quote, and facilitates progress on the job. Specialist work like machine digging or electrical is arranged with trusted, licensed trades and shown separately in the quote.
What don’t you do?
Electrical, plumbing, gas, HVAC, roofing, structural work, mould or asbestos remediation, lead abatement, and heavy excavation or engineered retaining walls.
Is there a warranty?
Yes. Up to 5-year workmanship warranty on select services.
What paint do you use?
We use premium paints from Benjamin Moore and Sherwin-Williams, among others. Low-VOC wherever it suits, and you’re welcome to choose. Products and sheens are listed in your quote.
Do I have to take part in Dissolve?
No. Dissolve is the practice behind how Jordan works: calm, focused and attentive. It’s never part of the quote. If you’re curious about practicing, the Practice page has more.
How much does interior painting cost?
Every space is different, so pricing comes after a free walkthrough. Height, repairs and trim change it. You get a written quote after the walkthrough.
Do you move furniture and protect floors?
Yes. Furniture goes to the centre of the room and is covered, floors are under drop cloths, and plates and fixtures are masked or removed. Very heavy or fragile items (pianos, art) are best moved by you first.
Can we stay home while you paint?
Yes, most people do. We plan the order of the rooms so you always have a bedroom, a bathroom and the kitchen, and we tidy at the end of each day. Low-VOC paints keep the smell down.
How long will it take?
A bedroom usually takes 1–2 days and a main floor about a week. Drying and recoat time between coats is part of doing it properly.
Which sheen should I choose?
No shine for ceilings, a low shine for most walls, a little more shine for kitchens and baths, and a shiny finish for trim and doors. We go through it together at the walkthrough.
Can you help with colours?
Yes. We look at the light, what the room is for and what’s fixed (floors, counters), then try samples on the wall before you decide.
What paint do you use?
We use premium paints from Benjamin Moore and Sherwin-Williams, among others, low-VOC wherever it suits. You’re welcome to choose. Products and sheens are listed in your quote.
My house is older. Is lead paint a concern?
Health Canada says homes built before 1960 probably have lead paint, and homes from 1960 to 1990 may. We test older paint before any sanding or scraping and work lead-safe. Full lead abatement is left to specialists.
Is there a warranty?
Yes, a 5-year workmanship warranty. If peeling, cracking at joints or seams showing from our work turn up within five years of completion, we come back and fix it. It doesn’t cover damage, moisture or structural problems, or normal wear. Your written quote spells out exactly what’s covered.
How much does exterior painting cost?
Every home is different, so pricing comes after a free walkthrough. Siding type, height, access and the amount of prep all shape it. You get a written quote after the walkthrough.
When is the best time to paint outside here?
Late May to June, and September to early October, are the most reliable. Paint makers want a dry surface, the wall warm enough for the product, at least 3 °C above the dew point, and no rain for the next few hours. Nights matter too.
How late in the fall can you paint?
Usually into early October. Low-temperature paints apply down to about 2–4 °C, but nights have to stay above the minimum for a day or two after. If the forecast doesn’t allow it, we move the date rather than risk peeling.
Can you paint vinyl siding?
Yes, with a paint and colour made for vinyl. Going much darker than the original can make vinyl warp in the sun, so we choose from vinyl-safe colours.
Can aluminium siding be painted?
Yes, and it often looks new again. It’s usually chalky, so it’s washed until a wipe comes back clean, primed with a bonding primer, then given two coats.
Should I paint my brick house?
It can look beautiful, but it’s a long-term commitment. Brick needs a breathable masonry coating, like mineral paint or limewash, so moisture can get out, and mortar needs repairing first. We go through the pros and cons honestly at the walkthrough.
Do you do second storeys and high work?
Yes. We use ladders and scaffolding, and a lift when the height or ground calls for it. The access plan is in your quote.
What paint do you use?
We use premium paints from Benjamin Moore and Sherwin-Williams, among others, low-VOC wherever it suits. You’re welcome to choose. Products and sheens are listed in your quote.
Is there a warranty?
Yes, a 1 to 3 year workmanship warranty on exterior painting, depending on the surface. If peeling, cracking or another defect from our application shows up within the term for that surface, we come back and fix it. It doesn’t cover damage, moisture or structural problems, or normal wear. Deck and dock staining is regular maintenance, so it has no multi-year warranty: we promise proper prep and even coverage, and offer maintenance visits. Your written quote spells out exactly what’s covered.
What happens if it rains?
We don’t paint into rain or onto wet surfaces. Weather days are built into the schedule, and you’re kept updated on any change.
Do you stain decks and docks?
Yes. Clean, brighten and dry, then a penetrating or semi-transparent stain. Most decks are ready to walk on in 24–48 hours.
My house is older. What about lead paint?
Health Canada says paint from before 1960 probably contains lead, and exterior paint from 1960 to 1990 may. We test before scraping, avoid dry sanding and heat guns, contain chips with drop sheets, and clean up carefully. Full abatement is left to specialists.
What is a smooth-wall finish?
It’s the smoothest finish in the drywall industry standard: normal taping and three coats, plus a thin skim coat over the entire surface. It makes the wall take paint evenly so seams don’t show in side light.
Do I need a smooth-wall finish?
Usually only where it shows: walls facing big windows, long halls, ceilings with low side light, dark colours, or any paint shinier than a low shine. Most rooms with paint that has little or no shine look great with the standard three-coat finish.
How much does drywall repair cost?
Every space is different, so pricing comes after a free walkthrough. The size of the repair, how much board work is needed and whether you add a smooth-wall skim coat all shape it. You get a written quote after the walkthrough.
How long does it take?
Each coat has to dry, usually about a day for ready-mixed compound, longer in a damp basement. A patch takes one or two visits. A basement takes about 1–2 weeks of finishing.
How much dust will there be?
Some, but it stays contained. Plastic walls go up around the work, sanding is kept light with dust control, and everything is cleaned up daily.
Why do my seams show after painting?
Usually the finish level, sanding or primer, not the paint. In side light, paper and compound take paint differently. A skim coat and a proper drywall primer fix it.
Paper tape or mesh?
Paper tape for most seams and all inside corners, because it’s the strongest. Mesh only with setting-type compound on flat joints and patches.
Can you match my texture or remove a popcorn ceiling?
Texture can usually be matched closely, and we test a patch first. In homes built before 1990, popcorn ceilings should be tested for asbestos before anyone scrapes them.
Do you paint too?
Yes. Drywall and paint by the same person means the primer, sheen and lighting are planned together.
Is there a warranty?
Yes, a 2-year workmanship warranty. If peeling, cracking at joints or seams showing from our work turn up within two years of completion, we come back and fix it. It doesn’t cover damage, moisture or structural problems, or normal wear. Your written quote spells out exactly what’s covered.
How much does it cost to re-caulk windows?
Every home is different, so pricing comes after a free walkthrough. The number of windows and doors, gap size, height and access all shape it. You get a written quote after the walkthrough.
When is it too cold to caulk?
Most everyday exterior sealants need a clean, dry, frost-free surface at 4 °C or warmer, so September to early November is the best window here. A few cold-rated sealants are made for winter: their labels allow application down to about -18 °C, though cure slows right down.
Can you caulk in winter?
Yes, on dry, frost-free days, with cold-rated sealants kept warm until they’re used. We work midday on the sunny side, check the surface temperature first, and reschedule if it’s wet or frosty. Fixing open joints where water gets in comes first; colour-matched paint over the new bead waits for spring. Fall is still the best time, because joints are at their widest in deep cold and every sealant cures faster in mild weather.
Can you seal drafts from inside in winter?
Yes. Interior caulking around trim, casings and baths is fine any time of year because the house is warm and dry. It helps with drafts, but the outside bead is what keeps water out of the wall.
Do you remove the old caulk or go over it?
We remove it. New sealant over failed caulk can’t bond to the frame and siding properly, and it lets go again quickly.
What’s backer rod for?
It’s round foam pushed into deeper gaps. It sets how deep the bead is and stops it sticking to the back of the joint, so it can stretch with the seasons instead of tearing.
Will it lower my heating bill?
It can help. Natural Resources Canada says air leakage can be 20–30% of heat loss in older homes. But savings depend on the house, so we don’t promise a number. What you’ll notice is fewer draughts.
Which sealant do you use?
Usually a paintable hybrid sealant rated to the industry standard for exterior sealants, colour-matched to your trim. Polyurethane for masonry joints, and silicone for some metal and glass. It’s listed in your quote.
Can you reach second-storey windows?
Yes. We use ladders and scaffolding, and a lift when the height or ground calls for it. Any extra access is shown in your quote.
Is there a warranty?
Yes, a 2-year workmanship warranty. If a seal we installed cracks, pulls away or fails within two years of completion, we come back and fix it. It doesn’t cover damage, moisture or structural problems, or normal wear. Your written quote spells out exactly what’s covered.
Can you match my trim colour?
Yes. Sealants come in common trim colours, and paintable ones can be painted to match exactly.
Do you caulk the inside too?
We can add interior trim caulking and simple weatherstripping. Moving parts like sashes and doors need weatherstripping, not caulk.
What if you find rot or a failed window?
You’ll get photos and notes. Small trim repairs can be quoted. Window replacement is for a window company.
How much does a zen garden cost?
Every garden is different, so pricing comes after a free walkthrough. Access and stone size matter most, and large boulders, steps or walls add to it. You get a sketch and written quote after the walkthrough.
What gravel do you use?
Angular crushed granite, about 2–6 mm, so it holds a raked line. Smooth pea gravel rolls and won’t keep a pattern. We bring samples so you can see the colour.
How much maintenance is it?
Very little. Rake when you like, clear leaves in fall, and pull the odd weed. Most people find the raking is the point.
Does it work in our winters?
Yes. Stone and gravel don’t mind frost. Leave the snow on and rake again in spring. Good drainage under the base keeps it from heaving.
Do you need to dig? What about buried lines?
Yes, usually 10–20 cm for the base. We book a free locate through Ontario Dig Authority at least five business days before any digging.
Do I need a permit?
Not usually for a garden. Retaining walls over about 1 m, changes to drainage onto neighbours, or work near water can need approval. We check with your town.
Can you add water?
Yes. A small bubbler or pond beside the garden adds sound. See the ponds page.
How big does it need to be?
A calm corner can be 30–50 sq ft. Most full gardens are 100–300 sq ft.
Can you use stone from my property?
Often, yes. Old fieldstone can look beautiful. We look at what you have during the walkthrough.
Have you built zen gardens before?
Zenscaping is a new service for Heartmind Spaces, and we’re now booking our first projects. It brings the same careful prep, written quotes and finish standards as our painting and drywall work. You’ll see a sketch and stone samples before anything is dug.
Is there a warranty?
Yes, a 1-year warranty on the build: edging, stone setting and fabric. If something we built fails within a year of completion, we come back and fix it. You also get a care guide. Plants, gravel settling and water upkeep are maintenance, not warranty items. Your written quote spells out exactly what’s covered.
How much does a pond or water feature cost?
Every yard is different, so pricing comes after a free walkthrough. Size, plants and equipment shape it. Electrical work and any required fencing are extra.
Do I need a fence or permit for a pond?
It depends on your town. In some towns, a man-made water garden deeper than 0.6 m or holding more than 500 litres is treated as a pool and needs an enclosure permit. Other towns differ. We check before designing, and a pondless feature avoids the question entirely.
Will it attract mosquitoes?
Not if the water moves. Mosquitoes need still water, and a pump, waterfall or fish keep them from breeding.
What happens in winter?
Pondless features and bubblers are shut down and drained in fall. Ponds with fish need enough depth, about 75 cm at least and more is safer, plus a de-icer and aerator to keep an opening in the ice.
Is it safe with small children?
A bubbling rock or pondless waterfall has no open water to fall into, which is why families often choose them.
Do I need an electrician?
Yes, if there’s no GFCI outdoor outlet nearby. In Ontario that must be installed by a licensed electrical contractor, and we can work alongside yours.
Can I have fish?
Yes, in a pond designed for them, with depth, filtration and winter care. Goldfish and shubunkin are easiest. Large koi ponds are a specialist build.
How much upkeep is there?
Mostly emptying the skimmer basket, trimming plants, a spring clean-out and a fall shut-down. A pondless feature is the least work.
Can it go with a zen garden?
Yes. A bubbling rock beside raked gravel is a lovely pairing. See the zenscaping page.
Have you built ponds before?
Water features are a new service for Heartmind Spaces, and we’re now booking our first projects. Each design is checked against your town’s by-law and Ontario winters before anything is dug, and you get a written plan and quote.
Is there a warranty?
Yes, a 1-year warranty on the build: liner, edging and plumbing we installed. If something we built fails within a year of completion, we come back and fix it. You also get a care guide. Plants, gravel settling and water upkeep are maintenance, not warranty items. Your written quote spells out exactly what’s covered.
How much does a geodesic dome cost?
Every yard is different, so pricing comes after a free walkthrough. The kit, site prep, base, anchoring and assembly depend on your yard and are quoted after a visit.
Do I need a building permit?
Often, yes. Ontario only exempts small storage sheds (up to 15 m², storage only). A greenhouse or garden room is usually an accessory building, and many towns want a permit over 10 m², which is about a 12 ft dome. We check with your town before anything is ordered.
Will it handle our snow?
A well-anchored dome with the right glazing sheds snow well, and Canadian kits are rated for heavy loads and high winds. Heavy wet snow banked on the lower panels is worth brushing off.
Can it be used all winter?
For sitting on sunny days, yes. Growing through deep winter needs a four-season kit with triple-wall panels, an insulated knee wall and some heat.
Does it need a foundation?
It needs a level, anchored base: a gravel ring, concrete piers or ground screws. Larger domes with permits may need a specific design.
Can you assemble a kit I’ve already bought?
Often, yes. Tell us which kit it is, and we’ll check what’s needed at the walkthrough.
Does it get too hot?
Without vents, yes, quickly. Every dome gets a door and intake and exhaust vents, and many kits include solar fans.
Can I add power or heat?
Yes, through a licensed electrician. We plan conduit and placement with them.
How long does it take?
Expect about 1–2 weeks on site after the town check and kit delivery. The exact time depends on size and ground.
Have you built domes before?
Domes are a new service for Heartmind Spaces, and we’re now booking our first projects. We work from established Canadian kits, check permits and setbacks with your town first, and put the plan and price in writing.
Is there a warranty?
Yes, a 3-year warranty on the build: frame, panels and base we installed. If something we built fails within three years of completion, we come back and fix it. You also get a care guide. Plants, gravel settling and water upkeep are maintenance, not warranty items. Your written quote spells out exactly what’s covered.
